What is sash window repair and restoration?

Sash window repair and restoration is the survey, timber repair, overhaul and redecoration of traditional timber box sash windows so they run, seal and last, without replacing joinery that can be saved. Most Georgian and Victorian sashes fail in the same places: the cill, the bottom rail, the parting beads and the cords. Repair cuts out the decayed timber and splices or resin-repairs it; overhaul renews cords, pulleys and weights and eases the sashes; restoration brings the window back to a correct decorative finish.

On listed buildings and in conservation areas this is the approach the conservation officer expects, because it keeps the original fabric and avoids the consent risk of removal. Every window is referenced and recorded so the schedule can be approved before work starts and inspected against at handover. When sash windows need repair

The sashes stick, rattle or will not stay open

Broken cords, seized pulleys or sashes painted shut. An overhaul renews the cords and weights and eases the window so it runs as it was built to.

The cill or bottom rail is soft

Decay where water sits. Cut back to sound timber and spliced or resin repaired, the window is saved rather than replaced.

The building is listed or in a conservation area

Consent conditions usually require repair before replacement. A window schedule sets out what is repaired and what is renewed so it can be approved first.

Draughts and heat loss

Brush seals fitted during the overhaul cut draughts and rattle without changing the look of the window or the joinery.

Putty has failed and glass is loose

Failed putty lets water into the rail and is the most common cause of sash decay. Reglazing and re-puttying is done as part of the repair.

An external redecoration is planned

Painting over decayed timber wastes the paint. Survey and repair first, then decorate, so the finish lasts the full cycle.

Who do you work for?

We work as a subcontractor to the main contractor or for private clients. The order sits under JCT subcontract terms or individual contracts with clients. Site rules, access, welfare and the programme are set by the main contractor, and our works are planned around the sequence already agreed on site.

Do you repair or replace the timber?

We repair wherever the timber can be saved, cutting out the decayed section and splicing in new timber to match. Full replacement of a cill, bead or sash is only proposed where a repair would not last. Each window is recorded so the approach is clear before work starts.

How are the works priced?

Pricing follows the drawings, the specification and the schedule of works issued with the enquiry. Where the scope is not yet fixed we price on a provisional basis and confirm it once the survey is complete. Variations are agreed in writing before the work is carried out.

Is the work suitable for listed buildings?

Yes. Repair and overhaul of the existing joinery is normally the approach required on listed buildings, and the schedule can be issued for approval before work begins. Where consent conditions apply, the method and materials are set out in writing first.

How is the work signed off?

Each area is inspected with the main contractor site team before the protection comes down. Snags are recorded and closed out in the same visit where possible. Handover records, warranties and product data sheets are issued together as part of the completion pack.
