What is commercial glazing?

Commercial glazing, in the sense GSD London offers it, is glass replacement and reglazing in existing windows on commercial, public and heritage buildings: removing cracked, broken or failed panes, preparing the rebate, and fitting and sealing replacement glass to match the original or to the specification. It covers single glazing, heritage and sash window glazing with putty or beads, safety glass where the location requires it, and slim double glazed units where the joinery and the listing allow.

The work is usually delivered alongside window repair, because failed putty is the most common reason a sash decays, but it can also be a package in its own right on a refurbishment. Each pane is surveyed and scheduled so the price and the inspection are built on the same document. GSD London carries out glazing and glass replacement across London for main contractors, in occupied buildings and out of hours where the programme needs it.

When you need glazing works

Cracked, broken or missing panes

Storm damage, impact or age. Panes are measured, matched and replaced, with the opening made weathertight in the same visit where possible.

Putty has failed on period windows

Loose glass and water getting into the rail. Re-puttying and reglazing protects the joinery as much as the glass.

A window repair package needs glass

Sash overhaul and timber repair usually disturb the glazing. Doing both under one order means one survey, one schedule and one sign-off.

Safety glass is required by location

Doors, side panels and low-level glazing must meet current safety glazing standards when replaced. The survey identifies which panes.

Historic glass has to be matched

On a listed building the conservation officer may want drawn or crown glass kept or matched. We record what is there and source to match.

Thermal performance needs improving without new windows

Slim double glazed units can sometimes go into existing rebates. The survey confirms whether the joinery and the listing allow it.

How we work on site

Survey and measure

We attend site, measure each opening and record the glass type, condition and the access required.

Protection and access

Floors and finishes are protected and access is agreed with the main contractor before work starts.

Installation

Glass is removed, the opening is prepared, and the replacement unit is installed and sealed.

Sign-off and handover

Each area is inspected with the site team, snags are closed out and handover records are issued.

Who do you work for?

We work as a subcontractor to the main contractor or for private clients. The order sits under JCT subcontract terms or individual contracts with clients. Site rules, access, welfare and the programme are set by the main contractor, and our works are planned around the sequence already agreed on site.

How are glazing works priced?

Pricing follows the drawings, the specification and the schedule of works issued with the enquiry. Where the scope is not yet fixed we price on a provisional basis and confirm it once the survey is complete. Variations are agreed in writing before the work is carried out.

Can the work be carried out out of hours?

Yes. On occupied buildings the work is usually phased, with evening, night or weekend shifts agreed in advance. Access, protection and containment are set up and removed within each shift, so the space is handed back in use at the start of the next working day.

What protection do you put in place?

Floors, finishes and adjacent surfaces are protected before any glass is removed. Access equipment is agreed with the main contractor in advance. Removed and broken glass is bagged, stored and taken off site under the site waste procedure, and the working area is cleared at the end of each shift.

How is the work signed off?

Each area is inspected with the main contractor site team before the protection comes down. Snags are recorded and closed out in the same visit where possible. Handover records, warranties and product data sheets are issued together as part of the completion pack.
