Cladding Spraying and Respray, London

Spray application and respray of external cladding in situ.

GSD London is a specialist commercial painting and decorating subcontractor working for main contractors, quantity surveyors, property managers and private clients across London. Our cladding works cover spray application and respray of external cladding in situ, with coating systems selected to suit the substrate. CHAS, Constructionline Gold, ISO 9001, ISO 14001 and ISO 45001.

What is cladding spraying?

Cladding spraying, or cladding respray, is the on-site recoating of a building's external cladding panels in their existing position. It restores or changes the finish on powder coated aluminium, plastisol coated steel, composite and fibre cement panels, curtain walling, louvres, copings and flashings without stripping the envelope. Where the panels are sound and only the finish has faded, chalked or dated, a respray achieves the result of replacement at a fraction of the cost and disruption.

The work starts with a survey and adhesion test to confirm the substrate and the coating system that will bond to it. The elevation is then accessed by scaffold, mast climber or rope access, sheeted to control overspray, cleaned, prepared, primed where required and sprayed to the agreed finish, within the temperature and humidity limits of the system. GSD London provides commercial cladding spraying services across London for main contractors, building owners and managing agents.

When cladding should be resprayed

The panels are sound but the finish has gone

Fading, chalking, staining or a dated colour on aluminium, steel or composite panels that are otherwise in good order. The most common case, and the one respray was made for.

Replacement would mean stripping the envelope

Taking panels off an occupied building disturbs fixings, insulation and weathering and puts the building at risk. Respray keeps it watertight throughout.

A rebrand or a new colour scheme

Retail, leisure and industrial estates changing corporate colours across a portfolio, on a programme and without closing a unit.

Curtain walling and window frames look tired

Powder coating on mullions, transoms and frames that has weathered unevenly. Respray in situ brings the whole elevation back to one finish.

The budget will not stretch to recladding

Respray is typically a fraction of the cost of replacement. Where the panels pass the survey, it is the right answer commercially as well as practically.

Not when the panels themselves have failed

Corrosion through the panel, delamination or a fire performance question means replacement. Paint does not change what a panel is made of, and we say so at survey.

Questions

Who do you work for?

We work as a subcontractor to the main contractor or for private clients. The order sits under JCT subcontract terms or individual contracts with clients. Site rules, access, welfare and the programme are set by the main contractor, and our works are planned around the sequence already agreed on site.

Can cladding be resprayed rather than replaced?

In many cases yes. Where the panels are sound but the coating has faded or failed, a respray restores the finish at a fraction of the cost of replacement. We test the existing coating first and confirm the system that will bond to it.

How are the works priced?

Pricing follows the drawings, the specification and the schedule of works issued with the enquiry. Where the scope is not yet fixed we price on a provisional basis and confirm it once the survey is complete. Variations are agreed in writing before the work is carried out.

How is the work protected from weather?

The elevation is sheeted, which also gives some weather protection, and application is planned around the temperature and humidity limits for the coating system. Where conditions fall outside those limits work stops and the programme is adjusted with the main contractor.

How is the work signed off?

Each area is inspected with the main contractor site team before the protection comes down. Snags are recorded and closed out in the same visit where possible. Handover records, warranties and product data sheets are issued together as part of the completion pack.

GSD completed the communal redecoration package valued at £100,000 at the Marriott Mayfair Grand Residencies, a 5* hotel. The project was completed in a tight 12-week program with GSD working with us to deliver it to a high standard. There were several hurdles to overcome throughout the job due to client changes, but each change was dealt with professionally by the project team from GSD. After the contract completion, the client praised the attention to detail provided by GSD and their outstanding work ethic in meeting the high expectations/time constraints of the project
