What is commercial painting and decorating?

Commercial painting and decorating is the preparation and finishing of walls, ceilings, joinery and metalwork in buildings that are built, run or let as a business: offices, schools, hospitals, hotels, retail, residential blocks and public buildings. It differs from domestic decorating in scale, in contract, and in how the work is run. A commercial painting contractor prices from a specification and drawings, works under a JCT subcontract to a main contractor's programme, and hands over areas that have been inspected and signed off, with the product data and warranties the building file needs.

In practice the package covers new build decoration for handover, refurbishment of occupied buildings, common parts and communal areas, and specialist coatings where the specification calls for them. Preparation and making good take most of the labour. The finish is judged at the junctions: skirting to wall, frame to plaster, new work to existing. Plaster is drying, second fix is going in and the programme needs a decorator who can follow the trades floor by floor and finish clean for the client walk-round.

A refurbishment package has a decoration line in it

The specification calls for preparation, making good and a set number of coats across common parts, cores and let space, priced against drawings and a schedule of areas.

The building stays in use while the work runs

Offices, schools, hospitals or housing that cannot close. The job needs zoning, out of hours working and handback at the end of every shift, not just a good finish.

The client wants one subcontractor for finishes

Decoration, spraying, fire protection and window repair under one order, one set of RAMS and one site contact, rather than four trades to coordinate.

Planned maintenance is due

A managed building on a five or seven year redecoration cycle, where the work has to be programmed around tenants and finished to a standard the managing agent can sign off.

A previous finish has failed

Flaking, staining or poor adhesion on an existing scheme. The cause has to be found before the surface is redecorated, or the failure comes back.

Survey and programme

We review the drawings and specification, price the works and agree the sequence with the site team.

Protection and access

Floors and finishes are protected, and access is agreed with the main contractor before work starts.

Preparation and decoration

Surfaces are prepared, made good and decorated in the coats set out in the specification.

Sign-off and handover

Each area is inspected with the site team, snags are closed out and handover records are issued.

Questions

Who do you work for?

We work as a subcontractor to the main contractor or for private clients. The order sits under JCT subcontract terms or individual contracts with clients. Site rules, access, welfare and the programme are set by the main contractor, and our works are planned around the sequence already agreed on site.

How many coats do you allow?

Coats follow the specification issued with the enquiry, usually preparation, a mist coat where required, and two finish coats. Where the specification is silent we set out what we have allowed in our price, so submissions can be compared on the same basis.

How are the works priced?

Pricing follows the drawings, the specification and the schedule of works issued with the enquiry. Where the scope is not yet fixed we price on a provisional basis and confirm it once the survey is complete. Variations are agreed in writing before the work is carried out.

Do you provide sample areas?

Yes. Where a benchmark is required we prepare a sample panel or a complete room for approval before the wider works proceed. The approved area is retained on site and used as the standard the rest of the package is inspected against.

How is the work signed off?

Each area is inspected with the main contractor site team before the protection comes down. Snags are recorded and closed out in the same visit where possible. Handover records, warranties and product data sheets are issued together as part of the completion pack.
