High-end decoration, specialist finishes and wallpaper at Princes Gate, London, for Urbacon — commercial painting and decorating of a luxury residence.

We were appointed by Urbacon to carry out high-end decoration, specialist finishes and wallpaper at Princes Gate. The building is a luxury London residence. The package was general decorations, specialist finishes and wallpaper — not a commercial spray job and not a volume housing repeat.

Luxury residential interiors at Princes Gate are still commercial painting and decorating — contractor work we deliver across London and the South East.

High-end residential work is judged in daylight and in the evening, at the edge of a door lining and across a long run of wallpaper. Urbacon's package required decoration and hanging that would sit in a finished house, not a site coat left for someone else to live with.

The project

Princes Gate is a luxury London residence. Urbacon was the client. The category is high-end. The work was general decorations, specialist finishes and wallpaper. That is the package we carried out.

General decorations on a house of this type are the painted interiors: walls, ceilings and joinery, prepared and finished so they read as one residence. Specialist finishes sit on top of that where the specification called for them. Wallpaper is hung as part of the same interior, not as a separate visit that ignores the paint around it.

We treat specialist finishes as specified work. If the package named a specialist finish, that is what we applied. The interiors were not a single emulsion throughout, and the decoration had to show that.

The relationship sat with Urbacon. Their site team issued the areas and the close-out. We decorated and hung the interiors in the package and handed them back as a luxury residence, ready for the rest of the house to close around them.

Working on this site

Working on this site meant decorating a luxury residence, not a public building. The standard is closer. Surfaces are larger in the mind of the client than they are on a taking-off sheet. A joint in the wallpaper, a mark on a specialist finish or a ragged cut-in will be seen. We decorated and hung to that standard because that is what Princes Gate and Urbacon required.

Wallpaper on a high-end house is set out before it is hung. Walls are prepared. Pattern and joints are planned against openings, not left to fall where they fall. We hung the specified papers. The hanging had to look like part of the room, not like a roll stopped at a corner.

Specialist finishes need a clean substrate and a clean working zone. Dust from other trades will show. We worked the areas Urbacon released, kept protection on finished work, and did not treat a specialist surface as something that could be patched later without being seen.

High-end residential access in this part of London is tight. Loading, parking and the movement of materials have to be planned. We kept the package inside the residence and inside Urbacon's site rules. The street is not a store.
